Project Information 

Equipment scheduled for replacement includes, in basic terms, boilers, system pumps, snowmelt heat exchanger, snowmelt pumps, and ancillary items such as expansion provisions, et cetera.

Based on our initial interview and visit, we consider the following items “At Issue” and require special focus of the Design Team during the planning phase and design:

Technology Type: Existing technology employed in the plant consists of standard efficiency (non-condensing) boilers. Higher efficiency (condensing boiler) technology now exists, but suitability of retroactively applying this technology to existing facilities requires close consideration regarding achievable efficiencies, flue stack compatibility.

Space Constraints: The final solution requires close consideration of equipment sizes (units erected in place versus factory assembled), rigging pathways, and possible temporary building structure opening.

Continuity of Service: Temporary water heating solutions are required in order to maintain continuity of service for hot water fixtures for limited year-round residents. Continuity of hot water service to kitchen functions also requires consideration.

Modular Technology: Higher equipment count solutions commonly referred to as “Modular” systems have gained traction in the market in the past decade or more. These solutions rely on smaller units which can present rigging advantage. Study of modular solution pro’s/con’s is warranted given the rigging constraints of the boiler plant.

Fitting Failers: The mechanically grooved coupling system fitting assemblies employed in the heating water piping systems (commonly referred to as Victaulic fittings regardless of brand) begin to leak as the temperature decreases. The equipment replacement efforts should include replacement of all gaskets in fittings accessible in the plant.
